Title Services Corporation was founded in 2000 with one purpose in mind – to make the real estate closing and title process simpler, faster and less expensive. From humble beginnings in north central Iowa, we have expanded to provide full service throughout the entire state. Closings, abstracting, title assurance and everything in between. We provide it all. Everywhere. We also provide closing services in Minnesota, Nebraska and Oklahoma, among other states.

Compliance & Best Practices

Title Services Corporation has adopted the Best Practices Standards of the American Land Title Association (ALTA) and has developed comprehensive written policies designed to ensure the implementation of the operational practices espoused by these Standards by all members of our team.  ALTA’s Best Practices are designed to provide guidance to real estate settlement companies in ensuring compliance with applicable laws, the protection of personal information and responsible business practices.  We are proud to be an active member of ALTA and to have made its Best Practices a part of our business culture.

Title Services Corporation also has received its SSAE 16 SOC-1 attestation following an extensive and comprehensive audit by an independent national SSAE 16 auditing firm. The audit consisted of an in-depth analysis and evaluation of Title Services’ business, operational, accounting, financial, security and technological controls related to our real estate title and settlement operations. Although we previously had adopted and embraced the Best Practices Standards of the American Land Title Association, we wanted to take our commitment to doing the right things the right way to the next level. The settlement industry has experienced significant change and ever-increasing regulatory scrutiny. Our lending clients are more concerned than ever that their industry partners are dedicated to compliance and consumer protection. Our successful SSAE 16 SOC-1 attestation demonstrates our dedication to these principles and our concern with protecting the consumers with whom we work.

In addition, Title Services has joined forces with other leading settlement and title services providers throughout the nation to form the 12th Floor Group, which will offer lenders, servicers, asset management companies and other industry participants a single point for nationwide title and settlement services. Unlike other national providers, however, the 12th Floor Group will provide these services through local brick and mortar members who are intimately familiar with local customs, rules and practices. The 12th Floor is committed to compliance and consumer protection. Each member has undergone internal vetting and must maintain, at a minimum, an AICPA Service Oriented Company Certification of some level.
